In November, the average price per square meter of new apartments in the Tricity increased by as much as 4%, exceeding the threshold of 16,000 PLN. Prices also rose in Poznan and in the cities of the Upper Silesia-Dabrowa Basin Metropolis. On the other hand, in Warsaw and Lodz, the average fell, while in Krakow and Wroclaw it remained at the level of October – according to preliminary data from BIG DATA RynekPierwotny.pl.
November once again showed that the housing markets of the largest cities cannot be treated with the same measure.
In recent weeks, there has been a real explosion of various promotions. Therefore, one could get the impression that apartments finally began to get cheaper. However, in November their average price per square meter soared by as much as 4% in the Tricity (to nearly 16.2 thousand PLN/sq.m.), by 2% in the Upper Silesia-Dabrowa Basin Metropolis (around 11.2 thousand PLN/sq.m.) and by 1% in Poznan (12.3 thousand PLN/sq.m.).
“Of course, this does not mean that developers have raised the prices of the offered apartments by so much. I have long been pointing out that within a month their average price per square meter can increase sharply if a pool of expensive – for the given market – premises hits the market” – explains Marek Wielgo, expert at RynekPierwotny.pl.
In November, the Tricity (Gdansk) is a prime example of this, where – as the preliminary data from BIG DATA RynekPierwotny.pl indicate – developers have put apartments on sale at an average of 22.2 thousand PLN per square meter. In the Upper Silesia-Dabrowa Basin Metropolis, more precisely in Katowice, new investments have appeared on the market, in which the average price of apartments in terms of square meter exceeds 13 thousand PLN. Clearly, in both these metropolises, developers are counting on wealthy clients.
On the opposite pole are Warsaw (approx. 17.7 thousand PLN/sq.m.) and Lodz (just under 11.5 thousand PLN/sq.m.), where in November the average price per square meter of apartments offered by developers fell by 1%.
Preliminary data show that Wroclaw was probably the only metropolis in November where the sales of new apartments exceeded supply. Despite this, the average price per square meter in Wrocław (about 14.6 thousand PLN/sq.m.) has not changed for the second month in a row. In Krakow (approx. 16.4 thousand PLN/sq.m.), the price stabilization has lasted for half a year.
In the race for the title of this year’s leader in price increases, Wroclaw still leads, where since the beginning of the year the average price per square meter has increased by 12%. Lodz, with a 10% increase, takes second place, and Poznan and Tricity share the third place with an 8% increase. In Warsaw and Krakow, the average rose by 5%, and the Upper Silesian-Dabrowa Basin Metropolis – by 6%.
According to preliminary sales data from BIG DATA RynekPierwotny.pl, in seven metropolises, developers entered into fewer agreements in November than a month earlier. However, the situation in individual cities was varied. Probably, developers in Warsaw, Krakow, and Wroclaw can boast greater sales.
“In these metropolises, potential buyers may be encouraged by the large selection of apartments. In the capital, there are already almost 15.7 thousand of them on offer. So, it is getting closer to the record result from May 2019. At that time, Warsaw developers offered only about 500 flats more,” comments Marek Wielgo.
