The Supervisory Board of Develia has appointed the company’s management board for a new term, which will begin on January 1, 2025. The board will continue to include Andrzej Oślizło, CEO of Develia, vice-presidents Paweł Ruszczak and Mariusz Poławski, and will be strengthened by the addition of Karol Dzięcioł, former business development consultant for the Develia board, who will take up a board member position.

Due to the expansion of Develia’s operations and the planned further business development, Karol Dzięcioł will join the board, having previously served as a board consultant. He was also one of the key leaders of the project to take over and integrate the Polish subsidiaries of Nexity, a French development company. Karol knows the real estate sector very well and as a supervisory board, we are confident that the strengthened management board will successfully achieve the strategic goals set for the years 2025-2028 – says Jacek Osowski, Chairman of the Supervisory Board of Develia.

Develia, since Andrzej Oślizło took over as CEO at the beginning of 2021, has published a business strategy for 2021-2025 aimed at divesting its commercial portfolio and reinvesting the proceeds in residential development. It has mostly achieved these aims a year ahead of schedule. The funds acquired from the sale of commercial assets have enabled the company to dynamically develop in the housing segment. Develia’s management supports the company’s organic growth through M&A transactions, as evidenced by the takeover and integration of the Polish Nexity companies in 2023. Since the announcement of the business strategy, Develia has increased its scale of operations from about 1,400 apartments sold in 2020 to nearly 2,700 in 2023, thus making it one of the largest developers in Poland. Meanwhile, in October 2024, the company exceeded its record annual sales result for the previous year and achieved its goal for this year.

– We have had four intensive years of work on developing Develia, which have brought tangible results. We achieved them despite a volatile market affected by external factors such as the pandemic or the war across the eastern border. We responded flexibly and effectively to situations, and thanks to the very good financial condition of the company, we were able to take advantage of market opportunities, as shown by the transaction to take over the Polish Nexity companies. This year, the Management Board of Develia presented a new strategy aimed at increasing the company’s value and dividend potential while ensuring a basis for further dynamic development. The goal is to increase sales to 4,500 apartments per year and to build a land bank of about 16,000 units by 2028.

Andrzej Oślizło, who has been the CEO of the company since December 2020, as well as the current vice presidents: Paweł Ruszczak, responsible for the company’s finances, and Mariusz Poławski, responsible for the preparation and implementation of housing investments, will remain on the Develia board. The Develia board will be strengthened by Karol Dzięcioł, who has been serving as a business development consultant for Develia since the beginning of 2022. As a board member, he will be responsible for the area of land purchasing, partnerships and M&A transactions, as well as for the company’s development in the PRS and student housing segments.

Karol Dzięcioł is a real estate market expert with nearly 20 years of experience in various segments of this sector in Central and Eastern Europe. In his career, he has advised on several hundred housing projects (for both sale and rent) and mixed-use projects, located in the largest cities in Poland, Romania, and the Czech Republic. Before joining Develia, Karol Dzięcioł focused his business activity on acquiring land and developing new project products in the PRS, student housing, office, retail, and residential sectors in Poland. He worked for REAS (now JLL Living), HB Reavis, Echo Investment, and developed the presence of Frontier Estates Poland in the Polish market, starting the company’s activity in the logistics and student housing sectors.
