September brought a decrease in prices across all product groups of building materials – this is indicated by the latest report from the PSB Trade Group. Experts from the RynekPierwotny.pl portal point out that many investors, who are individually building their homes, are trying to take advantage of this moment.

The PSB Trade Group, which monitors the market of goods used primarily in single-family construction, reported that in September, their average price calculated for 20 product groups was 0.8% lower than in the same period last year. Reductions took place in 14 categories. Prices in the following groups dropped up to 1%: decorations, automotive, construction chemistry as well as installations, heating and equipment, household appliances. In other groups, the following decreases took place: garden, hobby and tiles, bathrooms, kitchens (below 2%), waterproof insulations and tools (below 3%), drywall, roofs, gutters, thermal insulations (below 4%).

The most significant price drops over the last 12 months were in lighting, electricity (by 4.6%) and finishes (by 5.4%).

On the other hand, price increases during this period took place in six product groups. OSB boards and wood (+11%), cement, lime (+4.7%) and walls, chimneys (+3.6%) became the most expensive. Price increases below 1% apply to paints, varnishes, home surroundings, and joinery.

PSB Trade Group data also shows that September was a period of price drops in all 20 product groups. The average price was 1.3% lower than in August. In eight categories (paints, varnishes; tiles, bathrooms, kitchens; cement, lime; walls, chimneys; garden, hobby; installations, heating; automotive and equipment and household appliances) the discount did not exceed 1%. Reductions reaching 2% covered products in the groups: drywall, joinery, decorations, thermal insulations, tools, home surroundings and building chemistry. The prices of finishing materials, waterproof insulations as well as roofs and gutters fell by over 2%. Lighting and electricity prices fell by over 3%, and OSB boards and wood – by over 4%.

“In this situation, the revival in single-family construction is not surprising, despite the still low availability of loans,” comments Marek Wielgo, an expert from the RynekPierwotny.pl portal.

According to GUS data, in the first nine months of this year, individual investors started building almost 61.4 thousand apartments (mainly single-family houses). This represents an increase of nearly 11% compared to the same period last year. However, this revival is not large enough to stop the price decline of many building materials. In addition, the investment activity of development companies is falling.
