Skanska has signed an agreement to sell its Warsaw project, Studio B. The buyer is Stena Real Estate AB, an international real estate entity belonging to the Swedish Stena Group. Designed and built according to ESG principles, this building enhances the Wola district with not only timeless architecture but also sustainable construction. This is the third transaction between the two parties in Central and Eastern Europe.
Studio B is part of an office complex designed by Danish firm Arrow Architects and Polish Group 5 Architects. The building offers 17,600 sqm of sustainable and innovative space. The office space was fully leased before obtaining the occupancy permit, attracting well-known global brands such as Societe Generale Group, C.H. Robinson, Unum Życie, and Business Link.
Studio B is located between two metro stations, Rondo ONZ and Rondo Daszyńskiego, and is near numerous retail and service points. It is one of the few latest-generation projects in this rapidly developing part of Warsaw that maintains a cozy character. Upon completion, the complex will offer recreational areas, including a publicly accessible plaza with small architecture, rain gardens, and retention basins for water collection.

Sustainable Solutions, Excellent Location, and Timeless Architecture
Studio B has been built to meet the requirements of major industry certifications: LEED Platinum, WELL, and Barrier-Free Facility. The building features employee-friendly solutions, including air conditioning based on quiet cooling beams and adiabatic humidifiers that keep the air clean and fresh. Studio B utilizes a daylight intensity control system that adjusts the intensity of interior lighting to external conditions. The project also uses innovative low-carbon concrete, which emits 46% less CO2 than traditional concrete mixes on average.
One of Studio B’s advantages is its excellent location, with convenient access not only to metro stations but also to an extensive network of trams and buses. Another asset is the surrounding bike infrastructure, allowing for easy commuting from all parts of Warsaw.
