Ghelamco has sold its flagship investment in the center of Warsaw – the Warsaw UNIT tower at the Daszyński roundabout. The property was purchased by the Swedish real estate company Eastnine AB, listed on the Stockholm Stock Exchange. This is the largest transaction in the office market this year in Europe.
Eastnine and Ghelamco announced on Tuesday the signing of a purchase-sale agreement for the Warsaw UNIT skyscraper in Warsaw valued at 280 million euros, or over 1.2 billion zlotys. This is a record transaction in the office market in 2024 not only in Poland, but also in the whole of Europe.
The 202-meter-high and nearly 60,000-square-meter rental office building is among the most modern and environmentally friendly facilities of its kind on the continent. The building is fully leased, and its largest tenants include: Warta, Moderna, CBRE, Stryker, Amazon, OmniOffice, and Imperial Tobacco.

The Warsaw UNIT office building, with nearly 60,000 square meters of office space across 46 floors, is one of the most eco-friendly and technologically advanced office buildings in Europe, well reflecting Ghelamco’s ESG strategy. The building was the first in Poland to get the WELL Core v2 Platinum and BREEAM certificates with the highest possible outstanding rating for a skyscraper. Over 40,000 sensors and 800 meters monitor its energy-saving and low-emission nature daily through an ultra-modern BEMS system. Thanks to this and many other solutions, the tower’s energy consumption is up to nearly 30% less than in comparable high-rise buildings.
The Ghelamco project stands out with its elegant, timeless architecture designed by the Polish-Belgian architectural firm PROJEKT and original solutions such as a kinetic facade that waves in the wind in the form of dragon scales or Skyfall Warsaw – an unusual event space equipped with a fully glazed rooftop terrace with a moving platform.
