You won’t find rental apartments for less than two thousand zlotys, even for studio apartments.

Typically, rental apartment offers start from 2,000 zlotys and upwards, and on top of that you have to account for rent, utilities and other costs. There are fewer rental apartments than expected due to the fact that many families were counting on the “Start-up Loan” program and purchasing their own property. Without this, they are opting to extend their lease agreements for another year. – The fall will be tough for renters for two reasons: there are few apartments and they are expensive. Instances below 2,000 zlotys for a small apartment or studio are incidental and usually far from the city. It’s a tough season – says Miroslaw Krol, real estate market expert.

“Feverish extension of contracts for another year”

Last spring, it was expected that the rental market would stabilize. The forecasts predicted that there would be more apartments on the market and stabilized prices. It turns out that those who rented apartments in June and July thinking about the fall acted wisely. There are currently fewer apartments and they are more expensive than expected.

– At the turn of August and September, real estate offices and landlords were crowded with those wanting to extend their contracts for another year. This includes students, as well as singles and families. Unfortunately, some do not fool themselves into thinking that they will be able to buy an apartment quickly, so they opt for renting and saving, as well as waiting to see if they will be eligible for any benefits. For those continuing to rent, prices usually didn’t rise. In the case of new tenants unfortunately, it’s not so easy – says Mirosław Król, real estate market expert.

– There are not many apartments for rent on the real estate market. Entrepreneurs usually deal with housing resources gathered years ago, rarely does anyone buy new apartments, because developer prices are exorbitant and purchasing an apartment from a developer to then rent it out simply isn’t cost-effective anymore. Therefore, there is no shortage of secondary market apartments – adds Mirosław Król.

Do developers have rental apartments within their resources? Such cases are extremely rare. The experiment from the 2021-2022 crisis did not appeal to developers.

What type of apartments are most often sought after by renters? The answer is simple and clear: studio apartments.

– Studios are like gold. Usually functional, they don’t consume a lot of money for utilities, they’re convenient for students and singles. Plus, they get snapped up on the rental market the fastest. It’s hard to find a studio apartment in a large city for less than 2,000 zlotys per month. Unfortunately, there are also prices close to even 2,500-2,700 zlotys. Everything depends on the supply on the market, the location and the quality of the apartment’s finish – adds Mirosław Król.

– Small apartments are also popular, but here the deciding factor is how many people have to live in such an apartment on a daily basis and whether it’s just a “sleeping” apartment for a student or a busy single, or for a family – says Mirosław Król.

Should we expect further price increases in the rental real estate market?

– Apartment prices are rising, and owning your own place has become a scarce commodity. It’s hard to say how the following months will shape up. Studio prices certainly won’t decrease, there might be a price correction for larger apartments – adds Mirosław Król.
