In the first nine months of 2024, the CTP Group commissioned 545,000 sqm of production-logistic area. As a result, its real estate portfolio in 10 CEE countries currently stands at 12.6 million sqm. Of this, almost 700,000 square meters, or 6 percent of the space realised so far, were created in Poland.

At the end of September, the CTP Group had 1.9 million sqm of business parks under construction. A significant part of them – from 1.2 to 1.3 million sqm – is set to be commissioned later this year. The majority, as much as 76 percent, are projects involving the expansion of existing investments. In contrast, 15 percent represent developer ventures executed in new locations, with the potential to expand to more than 100,000 sqm. A rapid pace of real estate portfolio development is also visible in Poland.

“Since the beginning of the year, we have acquired over 720,000 sqm of new land. Some of these acquisitions, approximately 31 percent of the purchased land area, were associated with the development of the existing real estate portfolio – including CTPark Warsaw West and CTPark Gdańsk Port complexes. However, part of them was intended to launch entirely new projects. This includes CTPark Toruń – a city warehouse, where we will offer three formats of halls: CTBox with modules from 950 sqm, CTFlex – adapted to the specific expectations of tenants, and CTSpace – warehouse centers with an area over 3,500 sqm,” explains Piotr Flugel, Managing Director at CTP Poland.

At the end of the third quarter, in Poland, there were 17 warehouse-industrial investments at various stages of advancement. From July to September, the developer CTP commissioned 169,000 sqm of surface area in CTPark Warsaw West. It also started work related to the expansion of CTPark Zabrze. The ZABR02 hall, with an area of about 11,200 sqm, should be ready for use later this year.

The first three quarters of this year resulted in an increase in the volume of leases in the CTP Group. The company leased 1.5 million sqm – 4 percent more on an annual basis. In Poland during this period, nearly 200,000 sqm of industrial-logistic area was commercialized, representing more than 13 percent of the Group’s volume. As Remon Vos, CEO of CTP, emphasizes: “These results show a steady high demand in the Central and Eastern Europe region and the stability of this rapidly developing market.”

Across the entire Group in September 2024, companies from the 3PL (offering their logistics solutions for other companies) and manufacturing sectors had the most significant share in the demand structure – 27 percent each. These industries also dominate in Poland, accounting for about 40 percent and 27 percent of all leases signed by CTP to date. The automotive sector is in the third place (16 percent), where companies offering aftermarket products – regenerated car parts and spare parts – are getting increasingly noticeable.
