The Polish Chamber of Commercial Real Estate (PINK) has published aggregated data on Poland’s warehouse and industrial space market for the first quarter of 2026. The data comes from advisory companies operating in the commercial real estate market, including Axi Immo, BNP Paribas Real Estate Poland, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska and Savills. The information covers existing modern stock, new supply, space under construction, leasing transaction volumes and vacant space.

At the end of March 2026, Poland’s modern warehouse and industrial stock reached 37.4 million sqm. The three voivodeships with the largest stock were Mazowieckie, with 7.48 million sqm; Śląskie, with 6.29 million sqm; and Dolnośląskie, with 5.38 million sqm.

In the first quarter of 2026, 653,300 sqm of new space was delivered to the market. The largest volumes of new space during this period were completed in the Mazowieckie Voivodeship, with 139,500 sqm; Pomorskie, with 139,100 sqm; and Śląskie, with 102,700 sqm.

At the end of March 2026, 1.44 million sqm of space was under construction across Poland. Among the regions, the largest shares of space under development were recorded in the Mazowieckie Voivodeship, accounting for 37% of all space under construction; Śląskie, with 15%; and Łódzkie, with 11%.

At the end of the first quarter of 2026, the vacancy rate stood at 7.3%. The highest vacancy rates were recorded in the Świętokrzyskie Voivodeship, at 17.9%; Lubuskie, at 15.0%; and Podkarpackie, at 8.6%. The lowest vacancy rates were recorded in Podlaskie, at 0.0%; Opolskie, at 1.1%; and Zachodniopomorskie, at 1.4%.

Between January and March 2026, gross demand for modern warehouse and industrial space reached 1.58 million sqm. By comparison, in the first quarter of 2025, gross demand amounted to 1.11 million sqm. The strongest tenant interest was recorded in the Mazowieckie Voivodeship, with 316,300 sqm; Wielkopolskie, with 309,300 sqm; and Dolnośląskie, with 254,700 sqm.

New leases, including BTS projects, accounted for the largest share of demand in the first quarter of 2026, at 42%. Lease renewals represented 35% of total demand, while expansions accounted for 12%. Sale and leaseback transactions made up 11% of the demand structure.
