Companies Axi Immo, BNP Paribas Real Estate Poland, CBRE, Colliers, Cushman & Wakefield, Knight Frank, Newmark Polska and Savills have published aggregate data on the Polish warehouse and industrial space market for the fourth quarter of 2024. The information covers the resources of existing modern space, the volume of new supply, space under construction, lease transaction size, and vacant space.
By the end of December 2024, the market of modern warehouse and industrial space reached over 34.5 million sq meters, with the three regions with the most resources being: Mazowieckie (7.00 million sq meters), Śląskie (5.75 million sq meters) and Łódź (4.89 million sq meters).
In the fourth quarter of 2024, about 507.6 thousand sq meters of new space were delivered to the market. The most new space in this quarter was delivered in the Dolnośląskie (251.8 thousand sq meters) and Mazowieckie (143.4 thousand sq meters) regions. During the period from the first to fourth quarters of 2024, the new supply exceeded 2.6 million sq meters.
By the end of December 2024, developer activity totalled 1.76 million sq meters across Poland, with the largest share falling in the regions of: Śląskie (about 22% of built area), Dolnośląskie (20%) and Łódź (13%).
By the end of the fourth quarter of 2024, the vacancy rate reached 7.5% (a decrease of 0.5 percentage points compared to the previous quarter and an increase of 0.1 percentage points compared to the same period in 2023). The highest value was recorded in the Lubuskie (19.0%), Świętokrzyskie (16.9%) and Lubelskie (12.5%) regions. The lowest vacancy rate was recorded in the Podlaskie (0.0%), Warmińsko-Mazurskie (2.3%) and Opolskie (2.4%) regions.
In the period from October to December 2024, demand for modern warehouse and industrial spaces reached almost 2.026 million sq meters. The regions with the highest tenant interest were: Mazowieckie (gross demand at 565 thousand sq meters), Łódzkie (almost 365 thousand sq meters) and Śląskie (over 256.7 thousand sq meters). During the period from the first to fourth quarters of 2024, total demand amounted to nearly 5.82 million sq meters.
The highest proportion in the demand structure in the fourth quarter of 2024 was accounted for by lease renewals – 47.6%, new lease agreements (including BTS type projects) accounted for 45.6% of demand, and expansions 6.8%.
