Victoria Dom sold 803 apartments in the first half of 2026, up 33% from the same period last year, when 603 units found buyers. The results confirm continued favourable conditions in the residential property market and growing interest in purchasing new apartments.

The first six months of 2026 were marked by steady growth in demand across the residential real estate market. Apartment sales at Victoria Dom increased by one-third year on year, confirming sustained demand for new properties both for owner-occupation and investment purposes.

“The first-half results show that the residential market remains stable and continues to develop steadily. We are seeing growth in both the number of transactions and apartment prices. Buyers are still making purchasing decisions, supported by a broad range of available developments and improving access to financing,” said Waldemar Wasiluk, Vice-President of Victoria Dom.

Market conditions are also being supported by continued wage growth, which is outpacing inflation, as well as stabilising mortgage costs. At the same time, the wide range of apartments available on the market gives buyers greater freedom of choice and allows them to select properties that better match their needs.

Developers are nevertheless facing rising costs associated with new projects. More expensive development land, new technical requirements concerning the energy performance of buildings and lengthy administrative procedures are increasing the cost of preparing and delivering residential developments. This, in turn, is putting upward pressure on the prices of new apartments.

“In the medium and long term, it is difficult to expect prices of new apartments to fall. Development costs are rising steadily, while Poland continues to face significant unmet housing needs. This means that the market’s fundamentals remain strong and supportive of further growth,” Wasiluk added.
