Savills will continue to manage TFI PZU’s office portfolio while also taking responsibility for three of the fund’s retail properties. Following a multi-stage tender process, the real estate advisory firm will manage nearly 104,000 sqm of gross leasable area belonging to the client’s portfolio.

The expanded mandate represents another step in the development of Savills’ Property & Asset Management business in Poland’s retail property market.

The management agreement covers five office buildings with a total GLA of 72,785 sqm and three retail properties offering a combined 31,100 sqm. The contract extends a long-standing relationship between Savills and TFI PZU in the office segment.

The multi-year agreement has been effective since May 2026.

“We have had the pleasure of managing PZU TFI’s office portfolio in Poland for several years. We regard the extension of our cooperation to include the retail portfolio as confirmation of the high quality of our services,” said Michał Bryszewski, Director of Property & Asset Management at Savills.

“We listen to our clients and take their individual needs into account. I am pleased that our continuous efforts to become an even better property manager have once again been recognised.”

Savills retains management of office portfolio

Savills has retained responsibility for properties it has managed for several years, including Arkońska Business Park in Gdańsk, with 16,566 sqm; Athina Park in Warsaw, with 13,036 sqm; Green Towers in Wrocław, with 24,228 sqm; and Moje Miejsce in Warsaw, with 18,955 sqm.

Retaining the mandate, particularly for properties located in regional cities such as Gdańsk and Wrocław, ensures continuity of service provided by local teams with extensive knowledge of the buildings.

For tenants, this means uninterrupted management and the preservation of established operating standards.

“The tender process was demanding and involved several stages, but it was conducted transparently and according to clearly defined rules, which significantly facilitated our work,” said Wioletta Nowotnik, Director and Head of Office Property Management Services at Savills.

“Strong operational preparation allowed us to take over the responsibilities smoothly and without any interruptions in service, including on the financial side.”

She added that maintaining continuity in buildings already managed by Savills has real importance for both the client and the tenants.

Three shopping centres added to Savills portfolio

The retail portfolio is a new element of the cooperation. Savills will manage three shopping centres owned by TFI PZU: Echo Shopping Centre in Pabianice, offering 15,000 sqm; Jeziorak Shopping Centre in Iława, with 6,500 sqm; and Indomo Shopping Centre in Lubin, with 9,600 sqm.

These are the first TFI PZU retail properties to join Savills’ management portfolio.

The mandate supports the continued expansion of the company’s Property & Asset Management department. Over the past two years, Savills has strengthened its retail capabilities in areas ranging from operational management to leasing strategy and property positioning, combining these services within one team.

“The retail market is recovering, and property owners increasingly expect managers to provide not only operational services but also a strategic perspective on the development and value of their assets,” said Elżbieta Majdan, Associate Director for Retail Property & Asset Management at Savills.

“In recent years, we have expanded our team and capabilities in this area by combining property management with commercialisation strategy. Taking responsibility for TFI PZU’s properties is another important step in this direction.”

TFI PZU highlights Savills’ experience

Dorota Dajnowicz, Head of Asset Management at TFI PZU’s Real Estate Sector Office, thanked Savills for its previous work on the fund’s office portfolio.

“We would like to express our sincere appreciation for our cooperation to date, Savills’ commitment and the effective delivery of the numerous tasks and challenges we have faced together over recent years,” Dajnowicz said.

“We are pleased that Savills has once again been selected to manage our office properties and that the mandate has additionally been extended to include retail properties.”

She added that TFI PZU was confident Savills’ professionalism, experience and determination would allow it to successfully address the challenges associated with managing retail real estate.
