In May 2025, the average price per square meter of developer-sold apartments in Warsaw surpassed the symbolic threshold of PLN 18,000. At the same time, the Tricity (Gdańsk, Gdynia, Sopot) overtook Kraków in the ongoing price race among Polish metropolitan areas. Rising prices were also observed in the Upper Silesian-Zagłębie Metropolis, while other cities such as Kraków, Łódź, Wrocław, and Poznań experienced price stabilization, according to preliminary data from BIG DATA RynekPierwotny.pl.

“This year, almost all metropolitan areas have seen fluctuations in the average price per square meter of developer-listed apartments, alternating between increases and periods of stability. Łódź is an exception, where the average price — around PLN 11,500 per square meter — has remained unchanged since August last year,” said Marek Wielgo, housing market expert at RynekPierwotny.pl.

Price Dynamics Vary by Market Activity

Month-to-month price changes are often influenced by the types of apartments introduced to the market — a surge in premium units can drive prices up, while more affordable listings can temporarily lower averages. So far in 2025, the influx of high-end units has been more frequent.

In May, the average price per square meter in the Tricity rose by 2% to over PLN 16,800, pushing Kraków (just under PLN 16,700) into third place in the national ranking. Kraków’s market showed signs of stabilization after a 1% increase in April.

“Gdańsk played a key role in Tricity’s price hike. It’s a unique city where demand for upscale properties is driven by tourism and desirable locations like the Gdańsk Bay and the historic city center. In both February and May, a significant number of such high-end properties hit the market,” explains Wielgo.

Warsaw Crosses New Price Threshold

Warsaw also experienced an increase, with the average price reaching PLN 18,100 per square meter, crossing a psychological benchmark despite the last recorded 1% price rise occurring back in March. Meanwhile, the Upper Silesian-Zagłębie Metropolis recorded a second consecutive monthly increase, now averaging around PLN 11,300 per square meter.

Price Stability in Kraków, Poznań, and Wrocław

Stabilization was evident in Wrocław (approx. PLN 14,800) and has persisted in Poznań (PLN 13,400) since February. As of now, Kraków and Poznań are frontrunners for the title of the most price-stable markets in 2025.

In both cities, the average price per square meter in May was only 2% higher year-over-year, indicating remarkable stability. The only region with a double-digit annual increase remains the Tricity (+10%).

Annual Growth in Perspective

The year-over-year changes in average prices for May 2025 across major Polish cities were as follows:

  • Tricity: +10%
  • Warsaw: +3%
  • Łódź: +4%
  • Upper Silesia-Zagłębie Metropolis: +6%
  • Wrocław: +7%
  • Kraków and Poznań: +2%

These data confirm a growing divergence among local housing markets in Poland, driven by regional demand, investment activity, and the introduction of luxury housing projects in select urban centers.
