Poland’s industrial and logistics market continued to expand in the second quarter of 2026. Modern warehouse stock reached 38 million sqm, while gross take-up increased to 1.93 million sqm. At the same time, the nationwide vacancy rate fell to 6.6%, down from 7.3% at the end of the previous quarter and 8.3% a year earlier, according to data published by the Polish Chamber of Commercial Real Estate (PINK).

Polish Chamber of Commercial Real Estate (PINK) has published figures on the Polish warehouse market in Q2 2026. The data is sourced from advisory companies from the commercial real estate sector (AXI IMMO, BNP Paribas Real Estate Poland, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Poland and Savills) and includes information on modern warehouse stock, new completions, space under construction, take-up, and vacancy levels.

At the end of Q2 2026, total modern industrial and logistics stock (including office space in these facilities) reached 38M sqm, with the largest markets being the Mazowieckie Voivodeship (7.74M sqm), the Śląskie Voivodeship (6.34M sqm), and the Dolnośląskie Voivodeship (5.43M sqm).

Approximately 578.6k sqm of modern industrial and logistics space was delivered to the market in Q2 2026. The highest level of new completions was recorded in the Mazowieckie Voivodeship (256.6k sqm of new supply), the Dolnośląskie Voivodeship (105.4k sqm of new supply) and the Łódzkie Voivodeship (62.8k sqm).

Nationwide, 1.3M sqm of modern warehouse space was under construction at the end of June 2026. The Mazowieckie Voivodeship accounted for the highest share of this total (29%), followed by the Śląskie Voivodeship (25%) and the Łódzkie Voivodeship (12%).

At the end of Q2 2026, the vacancy rate reached 6.6% (for comparison, the vacancy rate reached 7.3% at the end of Q1 2026 and 8,3% at the end of Q2 2025). The highest vacancy rates were recorded in the Świętokrzyskie province (17.9%), the Podkarpackie province (14%) and the Podlaskie province (9.7%). The lowest vacancy rates were recorded in the Opolskie (1.1%), the Warmińsko-Mazurskie (2.1%) and the Zachodniopomorskie (2.3%) provinces.

Gross take-up in the logistics and industrial market reached 1.93M sqm in Q2 2026 (for comparison, 1.58M sqm in Q1 2026 and 1,84M sqm in Q2 2025), with Śląskie enjoying the highest demand (448.4k sqm leased), followed by Łódzkie (343.5k sqm), and Dolnośląskie (326.8k sqm).

New leases (including BTS agreements) accounted for the highest share of gross take-up in Q2 2026 – 62.5%, lease renewals and expansions accounted for approx. 33.5% and 2.5% of take-up, respectively. The share of sale & leaseback transactions in the demand structure reached 1.5% (in Q1 2026 – 11%).
