The Polish Chamber of Commercial Real Estate (PINK) has published aggregated data on the industrial and warehouse market in Poland for the third quarter of 2025. The information is provided by leading commercial real estate advisory firms (Axi Immo, BNP Paribas Real Estate Poland, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Poland and Savills). The data covers the stock of modern warehouse space, new supply volume, space under construction, leasing activity and vacancy levels.

At the end of September 2025, the total stock of modern warehouse and industrial space in Poland reached 36.4 million sqm. As in Q2 2025, the regions with the largest supply were:

  • Mazowieckie – 7.28 million sqm
  • Śląskie – 6.17 million sqm
  • Dolnośląskie – 5.30 million sqm

New Supply Slows Down

In Q3 2025, developers delivered 398,400 sqm of new warehouse and industrial space — 12% less year-on-year. The largest volumes of new space were completed in:

  • Łódzkie – 144,600 sqm
  • Mazowieckie – 87,800 sqm
  • Lubelskie – 57,500 sqm

At the end of September 2025, a total of 1.56 million sqm was under construction across the country — a 20% year-on-year decline. The regions with the largest share of space under development were:

  • Mazowieckie – 34% of all ongoing projects
  • Pomorskie – 14%
  • Śląskie – 12%

Vacancy Rate Stable at 8.2%

At the end of Q3 2025, the vacancy rate stood at 8.2%, unchanged compared to the previous quarter and up only 0.1 pp year-on-year.

Highest vacancy rates were recorded in:

  • Lubuskie – 17.2%
  • Świętokrzyskie – 17.2%
  • Lubelskie – 13.2%
  • Dolnośląskie – 10.7%

Lowest vacancy levels were seen in:

  • Opolskie – 0%
  • Podlaskie – 0%
  • Zachodniopomorskie – 2.1%
  • Warmińsko-Mazurskie – 2.3%

Tenant Demand Surges 42% Year-on-Year

Between July and September 2025, gross demand for modern warehouse and industrial space reached 1.59 million sqm, representing a 42% year-on-year increase.

The regions with the highest tenant activity were:

  • Mazowieckie – 470,000 sqm
  • Dolnośląskie – 280,000 sqm
  • Łódzkie – 253,000 sqm

In terms of demand structure:

  • Lease renewals accounted for 47% of total demand
  • New leases (including BTS projects) accounted for 44%
  • Expansions accounted for 9%
