The Polish Chamber of Commercial Real Estate (PINK) has published aggregated data on Poland’s warehouse and industrial property market for the second quarter of 2026. The data was provided by commercial real estate advisory firms Axi Immo, BNP Paribas Real Estate Poland, CBRE, Colliers, Cushman & Wakefield, JLL, Knight Frank, Newmark Polska and Savills. The figures cover the existing stock of modern space, new supply, space under construction, leasing transaction volumes and vacant space.
At the end of June 2026, Poland’s stock of modern warehouse and industrial space reached 38 million sq m. The three regions with the largest inventories were Mazowieckie, with 7.74 million sq m, Śląskie, with 6.34 million sq m, and Dolnośląskie, with 5.43 million sq m.
A total of 578,600 sq m of new space was delivered to the market in the second quarter of 2026. The largest volumes of new supply were recorded in Mazowieckie, with 256,600 sq m, Dolnośląskie, with 105,400 sq m, and Łódzkie, with 62,800 sq m.
At the end of June 2026, 1.3 million sq m of warehouse and industrial space was under construction across Poland. Mazowieckie accounted for the largest share of ongoing development, at 29% of the total, followed by Śląskie at 25% and Łódzkie at 12%.
At the end of the second quarter of 2026, Poland’s warehouse vacancy rate stood at 6.6%, down from 7.3% at the end of the first quarter of 2026 and 8.2% at the end of the second quarter of 2025. The highest vacancy rates were recorded in Świętokrzyskie at 17.9%, Podkarpackie at 14.0% and Podlaskie at 9.7%. The lowest vacancy rates were seen in Opolskie at 1.1%, Warmińsko-Mazurskie at 2.1% and Zachodniopomorskie at 2.3%.
Between April and June 2026, gross demand for modern warehouse and industrial space reached 1.93 million sq m. By comparison, gross demand amounted to 1.58 million sq m in the first quarter of 2026 and 1.84 million sq m in the second quarter of 2025. Tenant activity was strongest in Śląskie, where 448,400 sq m was leased, followed by Łódzkie with 343,500 sq m and Dolnośląskie with 326,800 sq m.
New leases, including build-to-suit projects, accounted for the largest share of demand in the second quarter of 2026, representing 62.5% of the total. Lease renewals accounted for 33.5%, while expansions represented 2.5% of total demand. Sale-and-leaseback transactions accounted for 1.5% of demand, compared with 11% in the first quarter of 2026.
