The value of mortgage enquiries in Poland was 9.3% higher in August 2026 than a year earlier, according to the BIK Mortgage Demand Index. However, the number of applicants fell sharply compared with July, while the average requested loan amount declined from the record level reached a month earlier.
On a working-day-adjusted basis, banks and credit unions submitted mortgage enquiries to the Credit Information Bureau for an amount 9.3% higher than in August 2025. The increase reflects both a higher number of borrowers than a year ago and larger average loan requests.
Applicant numbers fall 14.4% from July
The number of people applying for a mortgage was 7% higher than a year earlier, but 14.4% lower than in July. BIK expects annual growth rates to moderate in the coming months because comparisons will increasingly be made against the stronger second half of 2025.
The average requested mortgage in August was PLN 525,700, up 7.2% year on year but down 2.4% from July’s record level.
Waldemar Rogowski, chief analyst at BIK Group, said the positive annual reading is still supported by both components of the index: more applicants than a year earlier and a higher average requested loan value.
BIK also cautions that mortgage applications should not be treated as a direct measure of planned home purchases. Some borrowers apply for financing to refinance existing mortgages rather than to buy a new property.
The August reading therefore points to housing-finance demand that remains stronger than a year ago, but has cooled noticeably after a very strong July.
