PHN Group, the owner of the INTRACO office building located at 2 Stawki Street in Warsaw, has officially announced the planned demolition of the current structure. This marks the beginning of a new chapter—preparation for the construction of a modern, energy-efficient, and environmentally friendly high-rise that will carry forward the legacy of INTRACO while aligning with contemporary standards and respecting the site’s historical significance.


Current Building No Longer Meets Market Standards

Despite years of modernization efforts, the current INTRACO building no longer meets today’s technical standards or market expectations, particularly regarding comfort and sustainability. As a joint-stock company, Polski Holding Nieruchomości (PHN) must make strategic decisions that serve not only shareholder interests but also the quality and competitiveness of its real estate portfolio.

“It wasn’t an easy decision, and the process won’t be simple, but the responsible approach to building energy efficiency and the increasing expectations for safety leave us no choice but to act,” said Wiesław Malicki, CEO of PHN S.A.
“We have a good design ahead and a challenging transition period, but we’re convinced the new INTRACO will not only meet visual and functional expectations for modern skyscrapers but will continue the proud tradition of Warsaw’s business landscape.”


Searching for a Responsible Demolition Partner

PHN has launched a process to select an experienced demolition partner. The criteria include:

  • Proven experience with similar-scale projects
  • Environmentally responsible practices focused on recycling and material recovery
  • Minimization of disruption for the surrounding area during demolition

“We’re fully aware this phase will bring inconvenience, which is why we’re committed to selecting a highly experienced contractor. Together, we’ll develop a detailed plan and mitigation strategies,” the company stated.


A Vision for Sustainable Architecture

The new INTRACO project will incorporate a range of green technologies and sustainable features, such as:

  • Photovoltaic-integrated façades
  • Energy recovery systems
  • Full cycling infrastructure
  • Advanced accessibility features for people with disabilities

The entire development will adhere to the EU’s environmental taxonomy and will seek the highest levels of certification, including:

  • BREEAM
  • WELL
  • WiredScore
  • SmartScore
  • Access4You

“The project reflects our commitment to smart, future-proof construction,” added Jacek Krawczykowski, Vice President of the PHN Management Board responsible for investments.


Design by FS&P ARCUS, Construction Timeline Announced

The redevelopment is being designed by the renowned FS&P ARCUS architectural studio, led by architect Mariusz Ścisło. The new tower will maintain the current height of 107 meters but with 23 floors instead of 39, offering:

  • Higher floor-to-ceiling ratios
  • Improved daylight access
  • Enhanced workplace comfort

The façade and select structural elements will echo the current INTRACO design, creating a visual continuity with the neighboring INTRACO Prime and surrounding architecture.

The demolition contractor is expected to be selected by late autumn 2025, with demolition works beginning between Q1 and Q2 of 2026. Further details about construction and project timelines will follow the completion of the design phase.
