October saw a clear revival in Poland’s secondary housing market. A shrinking supply of listings in most major cities, along with the first price increases in months in some areas, indicate rising demand for pre-owned homes. According to experts at the GetHome.pl portal, the uptick is largely driven by improving mortgage availability.

“The secondary market is benefiting from better access to housing loans, but sellers must remember that developers still hold a competitive edge with their record-high supply of new apartments,” emphasizes Marek Wielgo, real estate expert at GetHome.pl.

While developers held the upper hand in September, it appears that in October, pre-owned homes may have enjoyed slightly better sales momentum. Data from the Adradar property search engine shows that 35,000 unique listings for secondary market apartments disappeared in October — an 11% increase compared to September, when sales were 2% lower than in August. During the same period, 33,000 new listings appeared, bringing the total to 149,000 available apartments by the end of the month, down by 1% from the previous month.

The biggest declines in the number of listings were observed in:

  • Poznań: down 3% (to approx. 3,900 units)
  • Wrocław: down 2% (to approx. 9,200)
  • Warsaw and Tricity: both down 1% (to approx. 17,700 and 8,300, respectively)

In contrast, the number of listings remained stable in Kraków (approx. 8,900) and Katowice (approx. 2,400). Łódź was the only city to record growth — with a 2% increase (reaching approx. 5,500 apartments).


Prices: Stable in Some Cities, Rising in Others

According to GetHome.pl data, prices remained stable in October in Warsaw (approx. PLN 18,000 per sqm) and Poznań (approx. PLN 11,700 per sqm). Declines were recorded in Wrocław and Łódź, both down by 1% month-on-month (to approx. PLN 14,100 and PLN 8,800 per sqm, respectively).

However, prices rose in several cities:

  • Kraków: +2% (to approx. PLN 16,900 per sqm)
  • Tricity: +2% (to approx. PLN 16,200 per sqm)
  • Katowice: +1% (to approx. PLN 11,700 per sqm)

“In Kraków, this ended a three-month streak without price increases, while in the Tricity it was the first rise in two months,” notes Wielgo.

Year-on-year, the average price per sqm of secondary market apartments was lower in Warsaw, Kraków, Wrocław, and Poznań:

  • Kraków: down 4%
  • Poznań: down 3%
  • Warsaw and Wrocław: both down 2%

Łódź remains the leader in price growth, with a 4% increase compared to a year ago. Price gains were also seen in the Tricity (+2%) and Katowice (+1%).


Outlook: Momentum Builds, But Developers Still Matter

The October data reflects growing momentum in the secondary market, although pressure from developers remains.

“If the improvement in mortgage availability continues, November could bring further activity to the secondary market,” forecasts Marek Wielgo from GetHome.pl.
