According to data from the Polish Council of Shopping Centres (PRCH), approximately 1.2 million sq m of modern retail space is currently in the planning, preparation, or construction phase, all of which are expected to be opened by the end of 2026. This makes up 9% of the total modern retail facilities in Poland. Within the next three years, 123 facilities are expected to be built or expanded, including 11 shopping centres, 2 outlets, and 110 retail parks.

“The Polish Council of Shopping Centres has prepared the second edition of the retail properties database in the planning or construction phase, which covers a very wide cross-section of investments. By the end of 2026, 123 facilities of close to 1.2 million sqm are expected to be launched. Currently, there are 40 investments in construction with a total area of 389,000 sq m, 30 facilities with a total area of over 284,000 sq m have obtained a building permit, and another 53 of 509,000 sq m are in the planning phase,” informs Marcin Klammer, the managing director of the Polish Council of Shopping Centres.

By the end of 2024, a total of 25 retail facilities of over 250,000 sq m are planned to open. In 2025, investors plan to open another 47 facilities totalling close to 370,000 sq m. Furthermore, the opening of 51 properties with a total area of over 562,000 sq m is planned in 2026.

The Lower Silesia, Mazovia, and Greater Poland voivodeships dominate in investment terms, accounting for 36% of all facilities and 36.5% of all new retail space in the country.

The top 5 largest new investments are as follows:

– BIG Piła – 38,000 sq m
– Nowa Sukcesja (redevelopment of CH Sukcesja) – 35,000 sq m
– Osada Park – 33,000 sq m
– BIG Ostróda – 27,000 sq m
– Rock Park Pruszcz – 26,000 sq m

Additionally, two large mixed-use sites are planned for opening in 2028: Wilanów Park (51,500 sq m) and Projekt Góraszka (43,000 sq m). These investments will have a total area of 94,500 sq m. Due to the later completion date, their area is not included in the retail property database prepared by PRCH.
