Murapol Group, one of the largest and most experienced residential developers in Poland, has signed a five-year cooperation agreement in the PRS (Private Rented Sector) segment with PRS JV Lux S.À R.L., a platform controlled by Centerbridge Partners together with partners from Griffin Capital Partners.
The implementation of PRS investments by Murapol on behalf of the platform complements the Group’s core business activity, which is the sale of modern residential units to individual buyers.

Leveraging its strong competencies in real estate development, Murapol Group has entered into a five-year partnership within a new platform established as a joint venture between Centerbridge Partners and partners of Griffin Capital Partners—entities with extensive experience in the rapidly growing living sector.

Under the agreement, the Company will be responsible for identifying suitable land plots for PRS projects, securing purchase rights for these plots, and providing construction and development services in a “design & build” model. The Framework Agreement allows the Company to execute PRS projects and propose to the PRS Platform developments offering up to 1,000 units per year throughout the duration of the contract.
The PRS Platform and its subsidiaries will develop the approved PRS projects, with an expected total of approximately 1,500 units accepted for development over the five-year period.

The core business of Murapol Group remains residential development. Since 2021, however, the Group has also been involved in delivering institutional rental housing for AEREF V PL PRS S.à r.l. and its subsidiaries (including PRS project companies and LifeSpot), part of the funds managed by Ares Management UK Limited, a subsidiary of Ares Management Corporation.
Since 2024, the cooperation has been extended to include AEREF VI PL PRS S.à r.l.
Through these partnerships, Murapol has completed, is currently delivering, or is preparing nearly 5,700 units.

Murapol’s additional activity in the PRS segment enables, among other benefits, the effective use of land plots with various designations—including service land—and the proven “design & build” cooperation model contributes to low capital intensity for the Company through monthly contract settlements based on construction progress. Furthermore, the PRS activity allows Murapol to fully utilize the operational resources of its in-house architectural office and general contractor.

Centerbridge Partners is a private investment firm focusing on private equity, real estate, and credit investments across North America and Europe. Griffin Capital Partners is a private investor and asset manager active in private equity and real estate markets in Central and Eastern Europe, Germany, and other selected EU countries.
Murapol will operate as a non-exclusive developer.
