The demand for mortgage loans increased by 37.2% year-on-year in February 2025, according to the BIK Mortgage Loan Demand Index. The value of the index indicates that in February 2025, banks and credit unions (SKOKs) submitted inquiries to BIK for mortgage loans amounting to 37.2% more than in February 2024, on a business day basis.

The BIK Mortgage Loan Demand Index is an indicator that measures interest in mortgage loans in Poland. This index shows how the value of mortgage loan applications submitted by individual clients changes compared to the same period in the previous year. It is a useful tool for analysts and financial institutions as it helps assess trends in the mortgage loan market and allows for forecasting future lending activity.

In February 2025, a total of 33,110 individuals applied for a mortgage loan, compared to 26,640 a year earlier, representing a year-on-year increase of 24.3%. Compared to January 2025, the number of applicants rose by 17.0%.

The average value of a requested mortgage loan in February 2025 amounted to PLN 449,100, which was 5.1% higher than in February 2024. Compared to January 2025, it increased by 1.7%.

“The Mortgage Loan Demand Index should be viewed in the context of how the indicator is constructed. The current February increase of 37.2% is compared to the same reading from a year ago. At that time, the demand for mortgage loans slowed in response to the termination of the Safe Mortgage 2% program in December 2023,” explains Dr. Hab. Waldemar Rogowski, Chief Analyst at BIK Group.

“In February, the number of people applying for a mortgage loan increased by 17% compared to January 2025. It is worth noting that historically, January is not a month of high demand for mortgage loans. Additionally, if more than one person applies for a loan, a separate inquiry is sent to BIK for each applicant. Part of the increase in the number of applicants in February may be due to fewer single applicants seeking loans,” he adds.

“Another factor influencing the value of the index is the average amount of the requested loan. In this regard, we have an interesting situation, as February 2025 set a historical record: the average loan amount reached nearly PLN 450,000, despite a decline in secondary market transaction prices by about 6% and stabilization in the primary market. This suggests that more expensive properties are being financed, requiring two or more borrowers to apply together,” observes Prof. Rogowski. He further predicts that the Mortgage Loan Demand Index will continue to rise in the coming months of 2025.
