Interest in housing loans in Poland has once again risen markedly. According to the latest data from the Credit Information Bureau (BIK), the total value of mortgage inquiries in September 2025 was 42.2% higher than a year earlier. This means that banks and credit unions sent significantly more mortgage-related inquiries to BIK than in September 2024.


Growing number of mortgage applications

In September 2025, 39.91 thousand people applied for a housing loan, compared with 28.48 thousand a year earlier — a 40.2% year-on-year increase. The number of applicants also rose by 13.1% compared to August.

The average value of the requested mortgage amounted to PLN 472,520, up 6.3% from last year and 1.0% from August 2025.

“In September, the number of people applying for a housing loan rose by over 40% year-on-year, despite interest rates in Poland remaining high compared to other EU countries. These figures confirm the growing interest in mortgage loans, which is also reflected in real estate market data,”
notes Dr. hab. Waldemar Rogowski, Chief Analyst of the BIK Group.


Lower interest rates and higher wages drive demand

According to Rogowski, the growing demand for mortgages results from a combination of interest rate cuts and expectations of further reductions in the coming months. Rising wages — up by about 7% year-on-year in nominal terms — are also improving household credit capacity.

“These factors directly translate into higher borrowing power and greater interest in financing property purchases. Additionally, the wide range of offers on the primary market encourages buyers to make credit decisions. At the moment, the only notable risk factor remains a potential escalation of geopolitical tensions, which could impact consumer sentiment and demand levels,”
adds Rogowski.

The expert also points out that the average mortgage amount could reach a new record high in the coming months, reflecting both rising property prices and improved access to financing.


The BIK Mortgage Demand Index

The BIK Mortgage Demand Index measures the change in the total value of housing loan applications submitted by individual clients compared to the same period in the previous year.

This index serves as an important analytical tool for economists and financial institutions, helping them assess the health of the mortgage market and forecast future lending activity.


Upward trend continues

The September reading confirms the continuation of a positive trend observed in recent quarters. With inflation stabilizing, consumer sentiment improving, and monetary policy gradually easing, demand for housing loans in Poland remains strong.

Experts predict that if current macroeconomic conditions persist, 2025 could end with double-digit growth in both the number and total value of mortgages granted — marking the strongest result since the mortgage boom of 2021.
