In Warsaw, Kraków, Wrocław, the Tricity, and Poznań, May marked another month of price stabilization or decline in the average price per square meter of second-hand apartments, according to data from the GetHome.pl portal. Although price increases slowed down in Łódź, the Upper Silesian-Zagłębie Metropolis (GZM) once again saw a notable price surge of 2%, setting it apart from other urban markets.

“Over the past three months, only GZM and Łódź have stood out among Poland’s metropolitan areas with continued increases in average prices per square meter of used flats. In contrast, other cities have seen either declines or stable prices compared to February,” said Marek Wielgo, an expert at GetHome.pl.

Despite the recent rise, GZM (just under PLN 8,800/sqm) and Łódź (slightly above PLN 8,800/sqm) remain the cheapest major metropolitan areas in the country. These regions still have a high share of PRL-era apartment blocks and older tenement buildings. However, the increase in average price may reflect a growing share of newly built flats, many of which were purchased in recent years by property flippers, now looking to sell.

  • GZM was the only region where the average price per square meter rose in May — by 2%.
  • In Łódź, the average fell by 1%.
  • In Kraków, prices dropped below PLN 17,000, reaching around PLN 16,900/sqm.
  • Prices remained stable in:
    • Wrocław (~PLN 14,300/sqm)
    • Warsaw (~PLN 17,800/sqm)
    • Tricity (~PLN 15,800/sqm)
    • Poznań (~PLN 11,700/sqm)

In Warsaw and Kraków, average prices of second-hand apartments have been on a downward trend for the past year — falling by 5% and 4%, respectively. Conversely, year-on-year increases were observed in Tricity and GZM (+3%), Wrocław and Poznań (+2%), and Łódź (+1%).

Housing Supply: Stabilization After April’s Drop

Following a decline in listings in April, the number of available second-hand flats stabilized in nearly all cities in May. According to the Adradar real estate search engine:

  • The number of listings rose:
    • In Warsaw by 2% (to 19,300 units)
    • In Tricity by 1% (to 9,000 units)
  • The number of listings remained unchanged in:
    • Kraków (9,800 units)
    • Wrocław (10,400)
    • Łódź (5,700)
    • Poznań (4,100)
    • Katowice (2,400)

Nationwide, around 156,500 unique apartment listings were available at the end of May — 1% more than the previous month. Additionally, 33,500 new listings appeared on the secondary market (a 2% increase compared to April), while only 32,000 were removed, marking a 39% drop in withdrawn listings.

A Pause Before the Boom?

This decline in delisted properties may not signal weakening sales. In April, an unusually high number of listings disappeared, possibly due to sellers temporarily withdrawing offers in anticipation of a new wave of demand linked to a government program for mortgage support, which is expected to benefit buyers of second-hand homes.

“Typically, the secondary market outperforms the primary market in terms of affordability. Only in Kraków are the prices of used apartments higher than new ones per square meter, and that gap is narrowing each month. In other cities, developer listings remain significantly more expensive — in Łódź and GZM, by about 30%,” said Marek Wielgo of GetHome.pl.
