Matexi Polska has summarized its residential sales results for the third quarter of 2025.
During this period, the developer signed a total of 110 sales contracts, marking a 10% increase compared to the second quarter and over 50% growth relative to the first three months of the year.
Cumulatively since the beginning of 2025, the company has contracted 280 apartments, representing a 12% year-on-year increase.
“We observed a steady rise in housing demand in recent months. Customer interest remained strong, supported by improved credit conditions following interest rate cuts. Unlike in previous years, we did not experience the usual seasonal slowdown during the summer. Matexi continues to systematically improve its sales performance, with our offer well received for its locations, quality, and diversity of apartments. We also expect a solid fourth quarter — lower interest rates are a positive factor supporting demand. In Q1 2026, we plan to launch sales for two new projects in Warsaw and one in Kraków,” said Mirosław Bednarek, Regional Business Director and CEO of Matexi Polska.
Steady sales growth and strong customer interest
In Q3 2025, Matexi Polska concluded 110 developer agreements, including 89 in Warsaw and 21 in Kraków.
This represents an increase of just over 10% compared with Q2 (when 99 apartments were sold) and over 50% compared with Q1 (71 units sold).
Year-on-year, sales rose by more than 40% (78 apartments sold in Q3 2024).
From January to September 2025, Matexi Polska signed contracts for a total of 280 apartments, up 12% year-on-year (249 in the same period of 2024).
Portfolio update and new projects
In the past quarter, the company completed sales of its Kameralny Prokocim 2 project in Kraków.
As of the end of September, the company’s active portfolio included 562 apartments across nine ongoing developments — six in Warsaw (Bukowińska Mokotów, Sady Żoliborz, Splot Wola, Żelazna 54, XYZ Place, Na Okrzei) and three in Kraków (Takt Lirników, Apartamenty Portowa, Do Wilgi).
“Our current offer includes more than 500 units, including 41 ready-to-move-in apartments — 17 in Warsaw (Na Okrzei and Sady Żoliborz) and 24 in Kraków (Do Wilgi). By the end of this year, we also plan to complete and hand over Phase I of the XYZ Place project in Warsaw’s Okęcie district.
We are maintaining a stable pace of construction, and our wide, diverse offer allows us to meet the needs of both buyers seeking finished apartments and those interested in early-stage investments. Our strategic goal remains to strengthen Matexi Polska’s presence in key Warsaw and Kraków locations,” said Katarzyna Mirota, Management Board Member at Matexi Polska.
Handover activity and completions
In Q3 2025, Matexi Polska handed over 102 apartments to owners.
Over the first nine months of the year, 256 completed units were delivered — compared to 225 in the same period of 2024 (including 101 in Q3 2024).
Recently, the company obtained the occupancy permit for its Kraków project Do Wilgi, with handovers to owners scheduled to begin in Q4 2025.
