Industrial and logistics space developer 7R has officially begun work on one of its most important investments in the Małopolska region – a modern technology and manufacturing hub in Kraków’s Nowa Huta district. The project is located within the Ruszcza Industrial and Logistics Center, which is part of the city’s strategic development initiative, “Nowa Huta of the Future.” The first phase of the investment involves land remediation—the decontamination of polluted soil. Construction is scheduled to begin later in 2025.

A Next-Generation Industrial Space

The future 7R complex will consist of three buildings with a total usable area of approximately 230,000 square meters. The facilities will be constructed according to the 7R Green Saver standard, which emphasizes energy efficiency, low emissions, and eco-friendly solutions. According to Michał Białas, Co-CEO of 7R, the space is designed primarily for high-tech companies but will also accommodate local entrepreneurs.

“The investment is designed to create an industrial cluster that brings together diverse business activities. Our goal is to foster innovation and collaboration among companies,” says Białas.

Supporting Kraków’s Economic Strategy

The technology hub in Nowa Huta aligns with Kraków’s economic development policy, which aims to move away from heavy industry and promote modern, future-oriented sectors of the economy.

“We need space for investors looking to implement advanced technology projects, not just relocate low-cost production processes,” emphasizes Tomasz Lubowiecki, Vice Chairman of the 7R Supervisory Board.

According to city authorities and 7R representatives, the transformation of Nowa Huta could become a model of green revitalization of post-industrial areas.

Environmental Focus and Land Restoration

A key component of the project is its ecological dimension. Plans include planting over 2,000 new trees, including species that support local biodiversity, and afforesting approximately 10 hectares of land. The site’s natural landscape will be used to create rain gardens, which will help with water retention and soil quality improvement.

“We want to bring this area back to life, not only by constructing modern buildings but also by focusing on sustainability and the landscape,” adds Lubowiecki.

7R has started the investment by remediating contaminated land, drawing on its experience from similar projects in the Silesian region. The area has been thoroughly examined, and all necessary permits have already been obtained. Construction is expected to begin before the end of 2025.

“Kraków – Nowa Huta of the Future” is a strategic initiative by the City of Kraków and the Małopolska Region. Its goal is to develop a new urban zone on post-industrial lands that once served as a buffer for the former steelworks. The project aims to diversify the local economy and create favorable conditions for sectors aligned with the region’s Smart Specializations strategy.
