Poland’s real-estate investment market reached EUR 3.06 billion in transactions in the first half of 2026, up 72% year on year, according to Colliers. The second quarter alone generated about EUR 2 billion, making it the strongest Q2 in the history of Poland’s commercial property market.

Retail was the most active segment, accounting for around EUR 1 billion of transactions. Poland also regained its position as the largest investment market in the CEE-6 region, representing more than half of the region’s total volume.

Office leasing volume rose 5% year on year to 723,400 sq m, while limited development activity pushed vacancy down to 13.1%. In industrial and logistics property, gross demand was the highest since 2022 and rose about 20% year on year. Net demand reached around 2.1 million sq m, nearly 60% higher than in H1 2025.

Residential developers sold 27,000 homes across Poland’s seven largest markets, up 14.5% year on year. The institutional rental sector now includes nearly 30,000 PRS units in the seven largest cities, with more than 6,000 under construction.
