Griffin Capital Partners and PRIMESTAR Group have established Prime Griffin Hotels, a joint venture owned equally by both companies, with the aim of building one of Poland’s leading hotel platforms.

The partnership combines PRIMESTAR’s proven operational expertise in the hotel sector with Griffin Capital Partners’ extensive experience in investment, business development, asset management, and the creation and scaling of businesses. The result is a platform designed to capture the long-term growth potential of Poland’s hotel market.

Poland’s hotel market is supported by strong economic fundamentals, growing tourism, recovering demand for business travel, and increasing interest from investors and international hotel operators. Prime Griffin Hotels was created to respond to these trends through an integrated operating model that combines investment, business development, asset management and hotel operations within a single platform.

Griffin Capital Partners contributes more than 20 years of experience in the Polish market, extensive investment, development and asset-management capabilities, as well as a proven track record in building and developing platforms operating in the real estate and private equity sectors.

Its achievements include Resi4Rent, one of Poland’s largest institutional rental housing platforms; LifeSpot, a long-term rental housing platform; and the private student accommodation platforms Student Depot, from which Griffin exited in 2023, and StudentSpace.

Griffin Capital Partners currently manages investments with a total gross asset value exceeding EUR 11 billion across 20 investment platforms. The company has worked for years with leading institutional investors and strategic partners.

As the operating partner, PRIMESTAR brings more than a decade of experience, including the management of 21 hotels with a total of 4,389 rooms in 13 cities across three countries. The group also operates Europe’s largest hotels under the Hampton by Hilton and Holiday Inn Express brands.

PRIMESTAR’s strengths include its proprietary JUNE Hotel brand and a modern technology platform that enables the full digitalisation of the guest experience and supports the efficient scaling of hotel operations.

The partners bring complementary capabilities to Prime Griffin Hotels. PRIMESTAR is responsible for operational know-how, hotel management and technology solutions. Griffin Capital Partners provides expertise in investment, business development and asset management, as well as access to institutional capital and extensive relationships with investors and strategic partners.

Prime Griffin Hotels will focus on Poland’s largest urban markets, including Warsaw, Kraków, Wrocław, Katowice, Łódź, Poznań and Gdańsk. The company will develop a portfolio of hotels with more than 100 rooms, operating in the midscale, upscale and luxury segments.

The strategy of Prime Griffin Hotels предусматривает actively seeking growth opportunities through the acquisition of existing properties, new developments, the conversion of real estate into hotel use, and the refurbishment and further development of operating hotels.

The platform will also be open to cooperation with property owners under different operating models, offering flexible solutions including lease agreements, management agreements and hybrid structures combining both approaches.

The company intends to work with leading international hotel brands, including Hilton, IHG, Marriott and JUNE, while remaining open to additional partnerships that can support the platform’s further growth.

“This partnership combines complementary capabilities: PRIMESTAR’s established operating model, technology-driven approach and strong relationships with hotel brands, together with Griffin Capital Partners’ local know-how, experience in building and scaling businesses, and long-standing relationships with international investors and strategic partners. Together, we are building a strong institutional platform for investors, owners and brands seeking to enter one of the most attractive hotel markets in Central and Eastern Europe,” says Nebil Şenman, Co-Owner and Managing Partner at Griffin Capital Partners.

“The launch of Prime Griffin Hotels is a landmark moment in PRIMESTAR’s international expansion. In Griffin Capital Partners, we have found a partner that shares our approach to building businesses and combines deep knowledge of the local market with institutional discipline. Poland is currently one of the most dynamic hotel markets in Europe, and together we will build a platform that brings our integrated operating model, digital innovation and brand expertise to a new generation of guests and investors,” adds Dr Roland Rausch, Owner and Chairman of the Supervisory Board of PRIMESTAR Group.

“At Griffin Capital Partners, we focus on sectors built on strong, long-lasting fundamentals and supported by growing institutional demand. We see significant potential in the hotel sector, which is becoming an increasingly attractive asset class for long-term capital. Prime Griffin Hotels will combine proven operational capabilities with investment and asset-management expertise, creating a scalable platform well positioned to benefit from these trends and generate long-term value,” says Maciej Dyjas, Co-Owner and Managing Partner at Griffin Capital Partners.

Prime Griffin Hotels is already reviewing a number of investment opportunities in Poland’s largest cities, including acquisitions of existing properties, new developments and conversions of real estate into hotel use.

The company plans to announce its first transactions in the coming months. Prime Griffin Hotels aims to build one of Poland’s leading hotel platforms and become the partner of choice for hotel owners, developers, international hotel brands and institutional investors.
