Garage and parking space prices across Poland are rising rapidly, with some listings now exceeding the cost per square meter of apartments on the secondary market. The sharpest price increases are occurring in cities with limited supply, where every parking space has become a coveted asset.

“We’re already seeing listings where a square meter of garage space is more expensive than a square meter of a resale apartment,” says Mirosław Król, a real estate market expert.
“Offers above PLN 10,000 per square meter for garages are no longer rare. The most expensive are standalone, brick garages — and those are what buyers are most often asking about. Underground parking spaces are much harder to sell.”

Garage Prices Reach New Highs

The average price of a garage in Poland ranges from PLN 6,000 to 7,000 per square meter, though prices can vary significantly between cities. Paradoxically, major cities like Warsaw or Wrocław sometimes offer better deals than smaller cities, where low supply makes each spot more valuable.

Underground parking spaces typically start at PLN 4,500 per square meter and can reach over PLN 6,000. Some urban garages now cost between PLN 150,000 and 160,000, comparable to the price of a small apartment a few years ago — with record-breaking offers going even higher.

“Garages are highly sought after by buyers, and we get plenty of inquiries from across Poland about purchasing them close to residential areas,” says Król.
“However, people are becoming increasingly aware of the high costs. Standalone, brick garages located near or within housing developments are the most expensive and in demand.”

Location Matters Most — Not All Spaces Are Equal

While demand for parking is high, not all types of garages attract equal interest. Metal garages and underground parking spaces generate less enthusiasm from buyers. According to Król, the deciding factors are primarily price and location.

“People want garages close to their homes. There’s much less interest in garages located farther away, or in underground parking lots, which can still cost up to PLN 100,000,” he notes.

In some neighborhoods, even outdoor parking spaces are being sold — effectively just pieces of open land without roofing. This practice has stirred controversy, especially when neighboring residents are not charged for parking just a few meters away.

“Some people feel like they’re paying for a patch of communal ground rather than actual property,” Król adds.

Rising Vehicle Ownership Keeps Demand High

The growing number of vehicles in Polish households means demand for garages and parking spots will likely remain strong. Still, many garages sit unsold for months due to their high prices.

“When a garage is listed for under PLN 50,000, it tends to sell quickly — but such offers are rare,” Król explains.
“We’re also seeing more owners of resale apartments splitting their listings, selling the apartment, garage, and storage unit separately in an effort to maximize profits.”

Little Room for Negotiation

Unlike apartments, where prices can often be negotiated, garage prices are usually fixed.

“With garages or parking spaces, prices tend to remain unchanged — sellers just wait for the right buyer,” Król concludes.
