According to the BIK Housing Loan Demand Index, the value of inquiries for housing loans in June 2025 rose by 47.1% year-on-year. This means that in June 2025, on a working day basis, banks and credit unions (SKOK) sent inquiries about housing loans to BIK that were 47.1% higher compared to June 2024.

The BIK Housing Loan Demand Index measures interest in housing loans in Poland. It shows how the value of loan applications submitted by individual customers changes compared to the same period in the previous year. This indicator is useful for analysts and financial institutions because it helps assess trends in the housing loan market and allows forecasting of credit activity in the coming months.

In June 2025, a total of 37,470 people applied for housing loans, compared to 27,440 a year earlier, reflecting an increase of 36.6% year-on-year. Compared to May 2025, the number of applicants decreased by 3.0%.

The average value of the requested housing loan in June 2025 was 477,010 PLN, which was 7.7% higher than in June 2024. Compared to May 2025, it was 2.0% higher.

“In June, compared to May, the number of people applying for housing loans slightly decreased, but on a yearly basis it increased by over one-third. Despite still high interest rates, many people continue to apply for housing loans,” notes Dr. habil. Waldemar Rogowski, chief analyst of the BIK Group.

“The demand for housing loans is growing as a result of the first interest rate cut and expectations of further reductions. The drop in interest rates and the resulting increased availability of housing loans have become a turning point motivating borrowers to greater activity in the market.”

The second factor influencing the value of the BIK Housing Loan Demand Index is the average amount of the requested housing loan. In June, the average amount was 477,010 PLN — the highest in history. “In my opinion, in the coming months the record for the average requested loan amount will be broken,” adds Professor Rogowski.
