The value of inquiries about housing loans grew by 45.2% year-on-year in July 2025, according to the BIK Housing Loan Demand Index. This means that in July 2025, on a working day basis, banks and credit unions (SKOK-i) sent loan inquiries to BIK for housing loans at amounts 45.2% higher than in July 2024.
In total, 40,930 people applied for housing loans in July 2025, compared to 30,620 a year earlier, which translates into a 33.7% year-on-year increase. Additionally, the number of loan applicants in July rose by 9.3% compared to June 2025.
The average value of requested housing loans in July 2025 amounted to 473,440 PLN, which was 8.6% higher than in July 2024. Compared to June 2025, it was slightly lower by 0.7%.
“In July compared to June, the number of people applying for housing loans increased by 10%, and year-on-year it grew by more than one-third. Despite still high interest rates, among the highest in the EU, many people are currently applying for housing loans,” notes Dr. Waldemar Rogowski, chief analyst at the BIK Group.
“The July reading of the Demand Index confirms rising demand for housing loans, driven both by the initial interest rate cut and expectations of further cuts, as well as real wage growth. These factors contribute to increasing housing loan accessibility and encourage borrowers to be more active in the credit market,” adds Prof. Rogowski.
The BIK Housing Loan Demand Index is influenced by the average amount of loan applications, which in July 2025 was 8.6% higher than a year earlier. “In my opinion, the June record for the average requested loan amount will be surpassed in the coming months,” concludes Prof. Rogowski.
