The value of housing loan inquiries in August 2025 rose by 52.5% year-on-year, according to data from the Credit Information Bureau (BIK). This means that banks and credit unions (SKOKs) sent daily-adjusted loan inquiries to BIK for amounts significantly higher than in August 2024.

More Applicants Than Last Year, But Fewer Than in July

In August 2025, 35,300 people applied for a housing loan. That’s 33.8% more than in the same month of 2024, when 26,400 applications were recorded. However, compared with July 2025, the number of applicants dropped by 13.7%, indicating a temporary slowdown in momentum.

Loan Amounts on the Rise

The average housing loan value applied for in August stood at PLN 467,910, an increase of 8.6% year-on-year. Compared with July, the average fell by 1.2%, though analysts stress that the long-term trend points to steady growth.

Experts: Lower Rates and Rising Wages Support Demand

“In August, the number of applicants rose by more than one-third compared with last year, despite Poland still having one of the highest interest rate levels in the EU. The data confirms rising interest in taking out housing loans,” said Prof. Waldemar Rogowski, Chief Analyst at BIK Group.

According to Rogowski, demand is being fueled by gradual interest rate cuts and expectations of further reductions, as well as a 9% year-on-year increase in nominal wages. These factors are directly improving Poles’ creditworthiness. At the same time, a wide supply of new apartments is motivating buyers to act more quickly.

“The BIK Demand Index is also strongly influenced by the average loan amount, which in August was 8.6% higher than last year. In my view, we will see another record high in the coming months,” Rogowski added.

The BIK Housing Loan Demand Index measures the total value of loan inquiries submitted by individual customers and compares them with results from the previous year. It is a crucial tool for analysts and financial institutions, providing insights into current market trends and helping forecast future credit activity.
