Developers utilize Black Friday for marketing purposes to persuade undecided clients to purchase apartments. This is important for them as the real estate market is in a stagnation period, moreover, the end of the year is approaching. For Black Friday 2024, they have prepared attractive discounts, 10/90 payment schedules, as well as free garages, storage spaces, or trips to warm countries. There are half more promotions than a year ago!
Black Friday may be associated with spontaneous purchases, but the phenomenon of seasonal reductions also operates in the real estate market. “It allows us to attract the attention of those planning to purchase a new apartment, but for various reasons are postponing the decision. Some are waiting for price reductions, others for more favorable loan conditions. There are also those who have trouble choosing a specific apartment. Promotion may be the factor that tips the scales,” explains Marek Wielgo, an expert at RynekPiewrotny.pl. Together with him, we check out how things look in practice.
Black Friday 2024 has 1.5 times more offers than the previous year. The cool down in the real estate market (linked to the prolonged wait for 0% loan decisions) has mobilized some developers to act. At RynekPierwotny.pl, we counted a total of 396 promotional offers throughout Poland, compared to 1.5 thousand residential investments. The expert enumerates: “In Warsaw, development companies announce the sale of apartments in 223 investments, and only in 38 they offer promotions. However, in Wrocław, there are 43 promotional offers in 123 investments, in Krakow 129 and 31, in Lodz 109 and 37, in Poznan 88 and 51, and in Gdansk 103 and 56.”
Various types of marketing activities (like open days, last-minute offers, promotions, or reductions) were announced around Black Friday 2024, half more than a year ago. Although only 66 of them were launched in November 2024 (compared to 115 in 2023), many of them started as early as October. In 2024, various promotions covered 311 investments, while in the same period the previous year they totaled 204. It is confirmed that promotions have been going on for some time, and Black Friday is just one occasion to communicate them. This brings about a desired effect for the developers as they made more contracts with clients in October than the previous month.
Developers use various ways to tempt property buyers. They include exotic trips, vouchers for the purchase of RTV and AGD equipment, or advice by an interior architect with a property purchase. For those who refrain from buying due to high mortgage interest rates, a payment schedule of 10/90, 20/80 or 30/70 may convince them.
Of course, the most significant factor would be discounts. In Krakow, the declared discounts reached 110 thousand PLN, in Warsaw and Wrocław 80 thousand PLN. In Gdansk, one of the developers building apartments entices with a discount of 62 thousand PLN, which includes ready three- and four-room apartments.
Interestingly, offers were also made for those looking for rental properties. One developer offers individuals who buy apartments from them in Warsaw, Krakow, or Wroclaw to have “rental services for 1 PLN for the first six months”.
Concluding, experts share two practical tips. Usually, a reservation agreement is enough to take advantage of a chosen promotion. If the client does not secure the loan, they’ll get their money back. Moreover, one can and even should negotiate the flat’s price, not only on Black Friday.
