MLP Group, a leading European platform for logistic and industrial real estate, finished the year 2024 with the best leasing results in its history. Throughout the year, the Group leased a total of approximately 305 thousand sq. metres of space, of which 225 thousand sq. metres accounted for new lease agreements – an increase of 82% compared to the previous year. During this period, MLP Group gained 22 new customers and 20% of the total demand came from existing tenants.

The fourth quarter of 2024 was particularly impressive, during which the Group signed agreements for a record area of about 95 thousand sq. metres with new tenants – almost twice as much as in the corresponding period of the previous year. This unprecedented success resulted in a significant decrease in the vacancy rate to just 5% (from a previous 8%), clearly below the market average of around 8%.

“The last quarter and the whole past year have been record-breaking for us even though we are not competing in metres leased. As a developer, we focus exclusively on development in key locations in Europe. This approach provides us with comfort in long-term development and security – we do not get involved in opportunistic projects outside of strategic markets. We achieved a record leasing result, and additionally significantly extended the average contract length to 8 years, successfully implementing our development strategy”, said Agnieszka Góźdź, Board Member, Chief Development Officer at MLP Group S.A.

The majority of the agreements concerned our parks located within the so-called “Big Five” markets. The size of the leased space varied from 1 thousand sq. metres to nearly 25 thousand sq. metres, and the average transaction size was over 7 thousand sq. metres.

The prospects for 2025 are also promising. “We will continue focusing on development in key agglomerations, which remains our strategic goal. At the turn of the year, we began implementing projects with a total lease area of over 300 thousand sq. metres, of which approximately 30% of the space has already been leased with an average lease term of as much as 10 years. This increases the chances of full commercialization before the completion of construction”, adds Agnieszka Góźdź.

MLP Group’s record results are the effect of dynamic development of the offer and continuous adaptation of projects to individual tenant needs. The Group successfully implements a sustainable development strategy, investing in green solutions and modern technologies, which increases the attractiveness of its facilities.

In line with the “build & hold” strategy, MLP Group maintains and manages the logistic parks in its portfolio independently after their construction. All projects carried out by the Group are distinguished by the very attractive location of the logistics parks, use of the built-to-suit solution, and tenant support during the lease agreement.
