Archicom with record apartment sales in the third quarter of 2024

COMPANIESArchicom with record apartment sales in the third quarter of 2024

Archicom consistently implements its developed growth strategy. The company plans to sell over 3,000 homes by 2025 and eventually reach the level of 4,000 units sold per year. The success of this trajectory is confirmed by the effectiveness in land bank expansion, the dynamic implementation and commissioning of new projects, financial stability of the company, and record-setting apartment sales in Q3 2024.

  • In Q3 2024, Archicom sold 589 apartments, noting an increase of almost 20% year-on-year and the highest sales dynamics among nationwide developers.
  • The revenues for the first 9 months of 2024 reached PLN 567.6 million (a 79% increase year-on-year).
  • A strong balance sheet provides a solid foundation for further expansion of the land bank and the developer’s offer.
  • By the end of Q3 2024, Archicom’s offer included 2,983 apartments. For Q4, the introduction of nearly 1,000 units is planned, which is an optimal starting point for achieving the sales target for 2025 (3,000 apartments).

In Q3 of this year, Archicom sold 589 apartments. The developer thus recorded the largest quarterly volume of sales in its history, with an increase of almost 20% year-on-year – the highest among all listed developers, with total sales in the first 3 quarters of 2024 amounting to 1,471 apartments.

Archicom’s operating results from recent months give reason for optimism and confirm that we are moving in the right direction. We successfully implement our strategy as a nationwide developer, with 27 ongoing projects in the largest agglomerations. We closed three quarters with 2,784 introductions to our offer, 816 handovers, 5,007 apartments under construction, and space for the realization of almost 10,000 more, for which we have a land bank. The projects and apartments we offer are praised by our clients, which translates into very good sales in a difficult market. The shape of our offer, further expansion in the popular segment and the planned introductions for Q4 are an optimal point of departure for achieving the sales target for 2025. says Waldemar Olbryk, President of the Board in Archicom.

Striving for sales results in the order of 2,400-2,500 apartments this year, Archicom gives priority to expanding the land bank and maintaining the dynamics of implementing new investments. The developer currently has a land bank that allows for the construction of 9,768 apartments in Wrocław, Łódź, Warsaw, Poznań, Kraków, and Katowice, while demonstrating readiness to invest in land with advanced construction permits. Thanks to transactions carried out under the so-called “developer’s law,” Archicom will acquire plots in central locations – mainly in Warsaw (over 1,600 apartments) and Wrocław (over 700 apartments) in the coming months.

Strong financial position as a foundation for development

Revenues from sales in the first three quarters of 2024 reached PLN 567.6 million, and due to high cost discipline, the net profit from continuing operations amounted to PLN 88.3 million. The generated results and a strong balance sheet allow us to implement our dividend policy. This year we paid shareholders dividends of PLN 146.8 million, while at the same time retaining the ability to finance expansion and development. This has been made possible thanks to funding source diversification – adds Agata Skowrońska-Domańska, Deputy President of the Board at Archicom.

Archicom ended the third quarter with an offer of 2,983 apartments, a plan to introduce nearly 1,000 apartments to the offer in Q4, stable financial situation, and a land bank for nearly 10,000 new units.
