Archicom, one of Poland’s leading residential developers and a member of the Echo Group, has finalized the sale of its City 2 office building in Wrocław for €31 million to a private Polish investor. The move marks a strategic pivot as the company sharpens its focus on the residential sector and strengthens its land bank for future development.


A Strategic Divestment

Located at 55 Traugutta Street, City 2 is part of the City Forum complex and adheres to the highest ESG standards. Designed by SRDK Studio Projekt, the five-story building offers nearly 13,000 sqm of gross leasable area (GLA) and is nearly fully leased. Tenants include reputable institutions and companies such as Orange, the National Health Fund (NFZ), Bank Millennium, Asseco, and City Space.

Sustainability at the Forefront

City 2 stands out with its high-end architecture and sustainable design features. It has earned LEED Platinum and WELL Health & Safety certifications, confirming its compliance with leading green building standards. The building is powered entirely by renewable energy, incorporates water-saving systems, and uses LED lighting for enhanced energy efficiency.

Strategically located in the heart of Wrocław’s business district, City 2 is just a 5-minute walk from the city center and 10 minutes from the main railway station, with numerous restaurants, cafés, and shopping centers nearby.


Focus on Residential Growth

The sale aligns with Archicom’s broader strategy to exit commercial real estate and double down on residential development. In Q1 2025, the company posted a 29% year-on-year increase in apartment sales, achieving the best performance among Poland’s top housing developers.

Archicom launched 1,022 new residential units, including 389 in Kraków, and sold 530 units during the quarter. By year’s end, the company aims to deliver 2,400 units, surpassing its total deliveries for all of 2024.


Transaction Advisors

The deal was supported by several external advisors. The buyer was represented by LS Corporate Legal Szermach and Colliers, with financial advisory provided by SP Corporate. On the seller’s side, Archicom was advised by A&O Shearman and CBRE.
