Archicom, a nationwide residential developer from the Echo Group, sold 602 units in the first quarter of 2026, representing a 14% increase year on year. At the same time, the company handed over 713 apartments to clients, compared with 24 units a year earlier. The results confirm the effectiveness of a strategy based on geographical and product diversification, as well as the consistent development of a nationwide residential platform.
At the end of the first quarter, Archicom’s offer included 3,238 units, while its land bank secured the potential to deliver nearly 11,590 apartments in the coming years. The company also maintained a stable financial position, generating PLN 366.7 million in revenue and PLN 55.4 million in net profit, while its cash position stood at nearly PLN 290 million.
Sustainable growth supported by geographical and product diversification
Archicom is consistently expanding its operations in Poland’s largest metropolitan areas, building a diversified residential platform based on a strong regional position and presence across all key market segments. The company’s strategic goal is to become one of the three most effective residential developers in terms of sales on Poland’s six largest markets. Archicom is already number one in Poznań and Łódź, while dynamically expanding its activity in Warsaw, which remains one of the most important areas for further growth.
One of the main growth drivers remains the popular segment, which responds to the needs of customers buying their first apartment. Archicom expects this segment’s share in its sales structure to increase to around 50% in 2026. Later this year, the company plans to launch five projects in this segment, comprising around 900 apartments, including on the Warsaw market.
At the same time, the company is developing the Archicom Collection brand, delivering premium projects in prestigious locations. Its flagship project remains Towarowa22 in Warsaw — a joint venture between AFI, Echo Investment and Archicom — the most spectacular mixed-use project currently under development in Poland, combining residential, retail, office and public functions within a new downtown quarter.
“The first three months of 2026 confirmed that our business model works effectively and gives us the ability to continue stable growth. Diversification remains the key to our development — both geographically and in terms of product. On the one hand, we are strengthening our position in key regional markets and dynamically expanding our operations in Warsaw; on the other, we are consistently developing our offer in both the popular and premium segments. This allows us to respond flexibly to the needs of different customer groups while building a scalable organisation ready for further growth, geographical expansion and the implementation of our strategic goal of entering the top three largest residential developers in all key markets in Poland,” says Dawid Wrona, President of the Management Board of Archicom.
Financial results and operational efficiency
In the first quarter of 2026, Archicom generated PLN 366.7 million in sales revenue, compared with PLN 21.5 million a year earlier. Net profit amounted to PLN 55.4 million, while the gross margin remained at 30.4%, in line with the company’s long-term assumptions.
The increase in business scale was supported by a high number of apartment handovers. In the first quarter of 2026, Archicom handed over 713 units to customers, compared with 24 a year earlier. At the same time, the company continued measures aimed at improving operational efficiency.
“The high volume of handovers in the first quarter of 2026 gave us a solid start and translated into strong financial results. Since the beginning of the year, we have been efficiently pursuing our goal of handing over 3,000 to 3,200 units in the full year 2026. Importantly, despite changing market conditions, we are steadily maintaining our assumed margins, which confirms the effectiveness of our business model. We consistently prove that we combine dynamic growth with financial discipline. Through digitalisation and the implementation of AI tools, we are systematically reducing costs and improving operational efficiency. Thanks to these measures, the company’s structure is fully prepared for further scaling of operations while maintaining a low cost base,” says Justyna Kawa, CFO and Member of the Management Board of Archicom.
The next stage of development
Archicom is developing further mixed-use projects and investments carried out under the so-called Lex Developer procedure, which is one of the company’s distinguishing features on the market. In the first quarter of 2026, the company obtained approval from the city council for the Nowy Rytm Kabaty project at KEN Avenue in Warsaw. The development will include 410 apartments, 5,000 sqm of service space and accompanying public infrastructure. The company is also implementing Modern Mokotów and Postępu in Warsaw, as well as Astra West in Wrocław, under the same formula.
Archicom’s projects are winning industry awards. A school in Warsaw’s Służewiec district received the Property Design Awards 2026, while the lofts developed as part of the Fuzja project in Łódź won the CEEQA award in the Best Residential & Hotel Project category.
Archicom plans to continue increasing the scale of its operations and maintains its sales target at 3,200–3,500 apartments per year. Its strategy focuses on further strengthening its position in Poland’s largest metropolitan areas and improving operational efficiency.
