Archicom, a developer that is part of the Echo Group, closed 2025 with record sales of 2,847 apartments, marking a 30% year-on-year increase and achieving its annual target with growth significantly outpacing the market, which expanded by 9.3%. At the same time, the company handed over 2,138 apartments to customers, nearly doubling the previous year’s result and reaching the highest level of handovers in its history. This was the outcome of the company’s five-year transformation following its integration with the Echo Group and the creation of a nationwide development platform.
In 2025, the popular housing segment played an important and growing role in Archicom’s sales structure, accounting for around 40% of all contracts signed. The company expects this share to rise to as much as 50% in the coming years. During 2025, Archicom introduced 3,274 apartments into its offer and pre-sale pipeline, while its land bank reached a total of 10,763 units. At the end of the fourth quarter, the company had 3,258 apartments on offer and was developing 32 projects across Poland’s six largest cities.
In the fourth quarter alone, Archicom sold 1,066 apartments, up 47% year on year, and handed over 1,020 units to customers, compared with 260 a year earlier. As a result, the company achieved record-high annual sales and handovers for the full year 2025.
“Last year was a period of record sales for Archicom, but also one of consistently strengthening our market position and building solid foundations for further growth. In addition to very strong sales performance, we focused on developing our operating platform, delivering projects on an increasingly larger scale, and strengthening our presence in Poland’s largest cities. At the same time, we completed a number of key strategic initiatives. We launched a model public school as part of the Modern Mokotów project, we are expanding projects under the lex developer formula in Warsaw, Kraków and Wrocław, and we also started new premium-segment projects in Warsaw, which have already posted very strong sales results from the outset. An important step was the sale of the City 2 office complex, which allowed us to fully focus our operations on the residential market. At the same time, our approach to city-making projects was recognized internationally – Fuzja in Łódź won two awards during MIPIM in Cannes, including the main prize for Best Urban Regeneration Project,” said Waldemar Olbryk, President of the Management Board of Archicom.
Financial results and balance sheet structure
In 2025, Archicom recognized revenue from 1,322 apartments handed over, compared with 941 in the corresponding period a year earlier. Revenue growth was also supported by the sale of land on Chłodna Street in Warsaw. The year-on-year change in margin was primarily the result of a different handover structure in the periods under review.
“Archicom’s revenue increased to PLN 961.7 million from PLN 742.0 million a year earlier, while gross profit on sales reached PLN 320.6 million compared with PLN 286.6 million in 2024. Changes in the balance sheet structure, including higher asset and inventory levels, reflect the execution of the growth strategy, which includes expanding the land bank and running 32 projects with a combined scale of more than 6,600 units. On the liabilities side, we are seeing a natural increase resulting from the scale of operations, including a higher level of customer prepayments and debt financing, which supports the company’s further expansion,” said Justyna Kawa, CFO and Member of the Management Board of Archicom.
The next stage of growth
After the end of the fourth quarter, Archicom maintained strong operating activity, focusing on the further expansion of its offer and preparing projects for subsequent phases of execution. So far, in the first quarter of 2026, the company has introduced nearly 557 apartments for sale and launched pre-sales for another project in Wrocław.
In 2026, Archicom plans to further increase the scale of its operations, targeting annual sales of between 3,200 and 3,500 apartments and a year-on-year increase in handovers. The company is focusing on strengthening its position in key residential markets, with particular emphasis on Warsaw, and is also planning its debut in the Tri-City area. At the same time, Archicom is continuing the development of city-making projects carried out under the lex developer framework, while improving operating efficiency and further expanding its scalable business platform.
The year 2025 confirms that the model built after integration with the Echo Group is now operating at full scale. The company is entering the next phase of development: after a period of integration and scale-building, it is now concentrating on further growth based on a mature operating model.
