7R has started work on the 7R Hub Nowa Huta logistics and technology complex in Kraków. On 6 May 2026, a ceremony was held to sign the foundation act and symbolically lay the cornerstone for the project at Igołomska Street. Once completed, the development is expected to comprise around 230,000 sqm of technical, production and logistics space.

The event was attended by representatives of the city authorities, Kraków Nowa Huta Przyszłości and the investor. The cornerstone was laid by, among others, Aleksander Miszalski, Mayor of Kraków; Wojciech Warian, President of the Management Board of Kraków Nowa Huta Przyszłości S.A.; Andrzej Wroński, CEO of 7R; and Tomasz Lubowiecki, founder of 7R.7R HUB NOWA HUTA W KRAKOWIE_2

Investment in the Nowa Huta Przyszłości Area

7R Hub Nowa Huta is being developed within the Ruszcza Logistics and Industrial Centre, as part of the “Kraków – Nowa Huta Przyszłości” project. This is one of the areas identified by the city as suitable for the development of new economic, industrial and technological functions.

The location of the investment is significant not only from the developer’s perspective, but also in the context of Kraków’s broader spatial policy. The project is part of the process of redeveloping post-industrial land in the eastern part of the city. Kraków authorities emphasise that projects of this type may support the diversification of the local economy, which for years has been strongly associated mainly with services, IT, tourism and higher education.

Mayor of Kraków Aleksander Miszalski noted that the project could strengthen the economic potential of the eastern part of the city and support the revitalisation of post-industrial areas. According to city representatives, the investment is also important for Kraków’s spatial structure and local labour market.

Neighbouring the Economic Activity Zone

The project’s importance is also linked to its location near the “Nowa Huta Przyszłości” Economic Activity Zone. According to Kraków Nowa Huta Przyszłości, the proximity of these two areas is expected to create conditions for the development of a coherent economic ecosystem covering production, logistics, technical services and other forms of industrial and technological activity.

Wojciech Warian, President of the Management Board of Kraków Nowa Huta Przyszłości S.A., said that the launch of 7R’s investment is one of the results of earlier work related to land preparation, infrastructure and development planning for the area. In his view, the project may become an impulse for further investment in this part of Kraków.

Location Near Key Transport Routes

The complex is being developed on Igołomska Street, near national road No. 79 and the planned S7 expressway junction. The location is expected to facilitate access both to the centre of Kraków and to outbound routes from the city. For logistics and manufacturing companies, access to employees from Kraków and nearby municipalities may also be an important factor.

7R expects the project to be addressed, among others, to logistics operators, technology companies, manufacturers and businesses connected with e-commerce. Even before the first construction works began, the developer had secured leases for tens of thousands of square metres of commercial space.

The Largest Project in 7R’s Portfolio

According to 7R, Hub Nowa Huta will be the largest investment in the company’s portfolio. Ultimately, the complex is expected to consist of buildings with a total area of around 230,000 sqm. The developer describes the project as an urban logistics complex combining warehouse, technical and production functions.

Andrzej Wroński, CEO of 7R, said that modern warehouse facilities are increasingly playing a broader role than traditional storage space. They are designed to support operational processes, automation, urban logistics and the development of companies using the space. As he noted, tenant interest in the project has already resulted in agreements covering tens of thousands of square metres.

The 7R representative also pointed out that the investment may affect the position of Kraków and Małopolska on the warehouse and industrial real estate market. Until now, the region has not been perceived as one of Poland’s main logistics markets, while total warehouse stock across Małopolska has been estimated at around 1.2 million sqm.

Technical Functions and Space Organisation

The project is to include infrastructure prepared for process automation and solutions relevant to logistics operators and manufacturing companies. A clear division of zones, appropriate access layouts and a functional organisation adapted to tenants’ daily operations are planned.

From the perspective of space users, the technical parameters of the buildings, the possibility of flexible space arrangement, vehicle and delivery traffic handling, and the availability of infrastructure supporting warehouse and production processes will be important. Such elements are particularly relevant for companies whose operations require efficient logistics, short response times and control over operating costs.

Low-Emission Solutions and Energy Efficiency

7R has announced that the project will use solutions supporting reduced energy consumption and a lower environmental footprint. Planned elements include an intelligent BMS building management system, a photovoltaic installation, ventilation units with heat recovery and CO2 sensors, and air-source heat pumps with a SCOP coefficient of 4.15.

The electrification of the infrastructure is intended to enable the integration of local energy generation from photovoltaic installations, energy storage and reduced demand for electricity from the grid. These solutions reflect a broader trend in the commercial real estate market, where operating costs, energy efficiency and tenant requirements related to environmental reporting are becoming increasingly important.

Greenery, Water Retention and Environmental Certification

The project is also expected to include measures related to land development and environmental protection. Planned works include the planting of more than 2,200 biodiversity-supporting plants, afforestation of around 10 hectares, flower meadows, insect hotels and rain gardens. The latter are intended to use the natural shape of the land for water retention and filtration.

The complex will also include relaxation zones and cycling infrastructure. 7R Hub Nowa Huta is to be developed in line with BREEAM environmental certification criteria at the Excellent level.

Significance for the Market and the City

The construction of 7R Hub Nowa Huta is one of the larger logistics and technology investments planned in Kraków. Its significance will depend not only on the scale of the space, but also on the pace of commercialisation, the profile of tenants and its impact on the further development of land in the eastern part of the city.

The project may increase the supply of modern technical, production and logistics space in Małopolska, while also strengthening the transformation of selected areas of Nowa Huta into a zone of economic activity. For Kraków, the investment represents an attempt to expand the city’s economic functions beyond the service and office sectors, towards logistics, manufacturing and technology-related activity.
